The state of Flower Mound retail -- fall 2006

Are there are commercial real estate experts reading this site? If so, I'd love to hear what you think about the state of retail in our Town. In some ways, it appears vibrant. But I worry nonetheless.

Many of our established retail centers (ie strip malls) have more vacancies than I've seen in a long time. For instance, has the recently-renovated shopping center at 1171/2499 (across from Kroger) gotten any takers to move in next to Baskin-Robbins or Love Your Pet?

There are three openings, I think, in the Chili's shopping center near my house (see the RIP Duke's entry from earlier today). And now there are all these new spaces in the Highlands shopping center (northside, across from Target on 2499) and the new Pines of Flower Mound center (southside, 3040 and Morriss, new Kroger). Lest we forget, there's the new capacity being built into Parker Square.

I'm loving all this development. I just hope we get good businesses to move in here, and lots of them.

I saw today that TGI Friday's is opening in the Lowe's parking lot, on 407 and 2499. This means Chili's will be on one corner, Friday's across the street, Appleby's on the Wal-Mart side and Red Robin coming soon on the corner on the opposite side of Target. Having never had a significant wait at Chili's, I wonder if we really have the population to support 4 very similar resturants, in a two block radius.

And let's hope that what moves in to these retails spots is not more banks. I don't understand how one town can have a bank on every corner. But that's probably why I am not on the Planning Commission.

Banks, nail salons, and donut shops. Oh, and pizza places. Ugh. I don't understand why we need so many of these places. I don't understand why we would build a building when it's not even got a tenant ready.

There's even more than the one person who mentioned some restaurants. From everything I've read there will be:

- Chili's
- Applebee's
- Friday's
- Ritzy's
- Steak & Shake

As well as the couple pizza places (I think Nick & Willy's & the wood-fire place).

Personally, I'm glad to see variety but wouldn't mind a few nicer, non-chain restaurants. We live in HV but really enjoy Sonoma in Parker Square. Hopefully the Shops @ HV on the NW corner of 407 & 2499 will include some places live that.

As far as keeping them afloat, I think they'll do ok with Lantana, Bartonville and a few other smaller cities down 407. I also bet more HV, FM & Lewisville people might head to that area sometimes instead of going to the area around Vista Ridge (which is where we go to eat a lot).

More eateries announced on FM 2499
Two new restaurants will join the lineup at the Highlands Ranch shopping center at the northeast corner of FM 407 and FM 2499. Jason's Deli and TGI Friday's will open their doors by the end of this year, according to officials with Direct Development. "Jason's Deli will feature a new concept for their restaurant by adding a drive up window," said Derek Ferem with Direct Development. The New York style deli will be located next to the Ebby Halliday office on FM 2499.

Where's your post about Michael's? I heard the reason they closed up at G'vine Mills Mall is their lease was up AND they are moving to the NE corner of FM407 / FM2499 (where new WalMart is going in).

JW says they're building another CHILI's?? How many do we need?
